The Need for an 'Electrical Installation Condition Report'

Electrical wiring and equipment can deteriorate and become dangerous over time. For example:


  • Circuits can be overloaded causing cable insulation to become brittle and potentially break off exposing live wires


  • Joints/connections can become loose, potentially leading to overheating and fire


  • Inexperienced people can work on wiring (such as adding lighting or sockets) causing it to become dangerous


​Therefore, you should have your electrical installation periodically inspected (a visual check) and tested (using test instruments to check certain values/readings) to check for any faults. The results of the inspection and testing is recorded in a document known as an 'Electrical Installation Condition Report' (EICR). 


The purpose of an EICR is, therefore, to determine whether an electrical insallation is safe for continued use. It provides an assessment of the current in-service condition of an electrical installation, and helps identify any repair work(s) needed, all to maintain the safety of the electrical installation and the people using it


LANDLORD CERTIFICATES / EICR's


Having your wiring at home inspected and tested is important but maintaining wiring and equipment in safe working order is a legal requirement for Landlords. For example, the Housing (Scotland) Act imposes a duty on private landlords to carry out electrical safety inspections, and they must ensure that a rented property meets the 'repairing standard' at the start of and throughout any tenancy. Having an EICR carried out can help meet this obligation.
